Q: What is Santa Marta?
A: Santa Marta is a resort-style community for people 62 and older. The retirement community in Olathe is made up of three different elements:
- First, we’re a residential neighborhood that encourages wellness through an active, independent lifestyle and the companionship of close friends.
- Second, we provide services, events and special amenities that enhance and enrich independent living.
- Third, we offer every resident guaranteed access to on-site assisted living, memory support and private skilled nursing care at little or no additional cost, if and when they need such care.
Because we provide so much, and we do so without the worries of escalating costs of health care, we’re referred to as a Life Care community.
Q: What’s so different about a Life Care community?

Q: How much does it cost?
A: There is a one-time entrance fee that is 90% refundable to you or to your estate, no matter how long you live with us. There is also a monthly service fee. The amount of both the entrance fee and the monthly service fee depends on the floor plan you select.
Q: What’s included in the monthly fee?
A: Just about everything!
Your monthly fee includes:
- Full interior and exterior maintenance of your apartment home or villa
- Full maintenance of the meticulously landscaped grounds, which include a heated, underground parking garage
- A monthly dining credit to use in our on-site restaurants, Botticelli’s and Café Della Terra
- Card and game rooms
- Fitness center
- Indoor heated pool and therapy spa
- Business center
- Beauty salon and barbershop
- Formal communal living room
- Private dining rooms
- All utilities, except telephone and Internet
- Weekly housekeeping
- Laundering of your flat linens
- Scheduled transportation
- On-site security with emergency call systems in each apartment home or villa
Of course, your fee includes unlimited use of assisted living, memory support or private skilled nursing care if needed.
Q: Will my monthly fee increase?
A: The short answer is: yes. You can expect annual increases in your monthly fee that will offset expected increases in utilities, salaries and operating expenses. The industry averages a yearly increase of three to five percent. We communicate the need for any annual increase clearly, specifically and well in advance.
Q: What happens if my spouse needs nursing care and I don’t? Do we have to move from our home? Do we have to pay two fees?
A: No. You won’t have to move and you won’t have to pay two fees. This underscores the true financial protection of Life Care. Even if one of you is in your home and the other is in assisted living, memory support or skilled nursing, you pay only the monthly fee for your home, plus two extra meals for any long-term care.
Q: How do I reserve an apartment home or villa at Santa Marta?
A: You place 10% of the entrance fee on the apartment home or villa that you want. You don’t pay anything else until you move in.
Q: What if my situation changes and I don’t move in?
A: If you have to cancel your reservation due to reasons beyond your control, your complete deposit will be refunded. If you simply change your mind, you’ll still receive your deposit less a $500 processing fee.
